Brief Description:

The housing and broader real estate market in Slovenia is increasingly shaped by regulatory interventions by the state and local authorities, as well as by the digitalization of registries and the growing use of data. The regulation of short-term rentals, the development of public rental housing, environmental requirements, and the accessibility and reliability of real estate data raise fundamental questions about the relationship between property rights, public interest, legal certainty, and project feasibility.

This panel will examine whether current regulatory and systemic approaches genuinely contribute to greater market efficiency and the resolution of housing challenges, or whether they instead create additional complexity, legal risks, and investment uncertainty.

PANEL 2: Urban Revitalization in Slovenia: From Degraded Areas to Sustainable Urban Environments

Brief Description:

How can Slovenian cities continue to grow without further urban sprawl? Urban revitalization is becoming a key development strategy focused on the regeneration of degraded areas and underutilized urban spaces. This panel will address regulatory and spatial planning challenges, public-private sector cooperation, financial viability, and the integration of ESG principles into urban regeneration projects.

The discussion will highlight how revitalized urban areas can contribute to greater urban resilience, social inclusion, and an overall improvement in quality of life.

PANEL 3: Which Real Estate Segment Will Be the Best Long-Term Investment?

Brief Description:

This panel will explore how demographic shifts, changing lifestyles, and access to financing are transforming the real estate market. The discussion will address key trends such as population aging, the growth of smaller households, migration, the impact of hybrid work models, and evolving property purchasing habits—from mortgage financing to investment acquisitions.

The speakers will also analyze which property types are currently most sought after by younger and older generations, and whether new opportunities are emerging, such as co-living concepts. The second part of the panel will focus on the main factors influencing the growth or stabilization of real estate prices, including wages, employment levels, interest rates, borrowing capacity, and housing affordability.
